The Crew You Call After the Second Time It Peeled
Itavb paints the inside of houses and apartments in Santa Monica, and we ended up specializing in the wet rooms because that is what people kept calling about. A hallway repaint lasts a decade without anyone thinking about it. A shower ceiling gets repainted, looks perfect, and starts lifting again eighteen months later. After enough of those callouts you stop treating a bathroom as a small room and start treating it as a different trade.

Why We Look at the Fan Before the Wall
The uncomfortable finding, repeated often enough that we now check it first, is that a large share of failed bathroom paint was never a coating problem. It was a ventilation problem that the coating got blamed for. Ducts that terminate in an attic, fans sized for a powder room fitted in a room with a soaking tub, fans wired to the light so nobody runs them long enough after a shower, or a bathroom with no mechanical extraction at all and a window that has been painted shut since the Ford administration.
If the moisture cannot leave the room, it goes into the surfaces. No paint on the market beats that, and selling you one that claims to would just put us back in your bathroom next year.
Santa Monica Makes It Harder
Two things about working here. The first is the marine layer. Damp morning air and a dew point that hangs close to the indoor surface temperature means a film sometimes will not form properly in the hours you wanted it to, and forcing it produces a soft, blotchy finish that never quite hardens. We plan around that rather than pretending it is not happening.
The second is the housing stock. A big share of it is Spanish Colonial Revival stucco, Ocean Park and Sunset Park bungalows, and apartment buildings and condos put up between the 1920s and the 1970s. Older buildings mean plaster rather than drywall in places, original tile going right up the wall, cast iron waste stacks weeping rust behind a wall, and paint layers old enough that lead-safe practice applies. Narrow lots, permit parking and tight street staging mean we plan the load-in instead of blocking your neighbor for a day.
How We Quote
We walk the room, run a light across the surfaces, press on the board near the tub to find soft spots, and trace where the extraction actually goes. Then you get a written number with the repairs named separately, so you can see what is paint and what is the wall behind it. Sometimes the honest recommendation is a better fan and a repaint next season. We say so.
